Letting a property

The first thing you need to know is what is your property worth. You can book a free no obligation appraisal with us.

One of our experienced Lettings Team members will meet you at your property. They will give you an in depth appraisal and give you a rental figure that we believe your property will achieve. Our honest and friendly staff member will give you feedback on the property and  advise on any work you should consider to give your property a greater chance of letting.

If you decide to work with us, you will then need to decide whether to choose fully managed or let only.

The laws and regulations are constantly changing and we recognise the stress this puts on landlords. Our staff training is second to none as we ensure we are always up to date and fully compliant. With our fully managed service we will be responsible for tenant queries, collecting and chasing rent, regular inspections and ensuring the property complies with regulations. We also have experienced contractors that work closely with us for repairs if you wish. We will never authorise work at a property without your permission.

We also offer our let only service for landlords who are wanting to manage the property themselves. We will market your property, carry out viewings, screen suitable applicants, obtain credit checks and references , draw up the tenancy agreement and lodge the deposit in a protected scheme. We can also carry out an inventory at the property- we strongly advise that you have an inventory in place. Once this is complete and a tenant has signed up, the responsibility will pass to you to oversee the tenancy.

We advertise our properties on all the main portals and they are often featured on social media. Our lettings office is based on one of the biggest streets for footfall in Hull so we have many applicants that come into our branch or call us for help with finding a property.
